January 18 2010 Agenda & Big Sky Cluster Development

Our next meeting will be on Wednesday, January 18, 2012 in room 208 of the
County Courthouse.  I have attached the agenda and the Residential Cluster
Development regulations for the Gallatin Canyon/Big Sky Zoning District. 
Also as a recap of our last meeting it seemed we had consensus from the
members present on the following:
• An applicant would need 160 contiguous acres to apply for a PUD
• A PUD would not be allowed to exceed the density of 1 dwelling unit per 20
acres.

The advisory committee members present also seemed to be leaning toward
allowing a PUD applicant to acquire a density bonus through a transfer of
development right (TDR) program within the zoning district.  I did not get
the sense that the whole group had consensus on this issue.  So I anticipate
further discussion on how an applicant could obtain a density bonus in a
PUD.

January 9 2010 Agenda

I hope everyone enjoyed the holidays.  As a reminder we are scheduled for a
meeting on Monday, January 9th…

Before we start discussing the details of PUD design standards I would like
to see the group come to consensus on some of the general requirements of a
PUD such as:

• Who can do a PUD?  How much acreage is needed to apply for a PUD?
• Density, How does a PUD applicant acquire a density bonus?  Transfer
Development Right?  Quality development that is of significant community
benefit (i.e. providing open space, community trails and parks, protection
of sensitive environmental areas)?
• Should the ability to apply for a PUD be removed from the regulations?

Additionally, I would like to see the advisory committee move away from
debating how the PUD has been used.  Right or wrong this group should focus
on how the Bridger Canyon Community would like to see the PUD requirement in
the future.
